CONCEPTUAL GAUSSIAN-SPLAT VISUALIZATION

A Gaussian splat uses photographs captured throughout a property to reconstruct the space as a detailed, three-dimensional scene. Instead of clicking through a slideshow, viewers can look around and move through rooms from their phone or computer.
It creates a realistic sense of space and depth that traditional photos cannot provide on their own—especially useful for remote buyers, vacation rentals, commercial properties, and distinctive listings.
Final appearance, navigation, hosting, and device compatibility depend on the property, capture conditions, processing method, hosting platform, and agreed project scope.
A camera-ready property makes a real difference.
After booking, we send a short prep checklist: declutter, clean, open blinds, working lightbulbs, hide bins and personal items, move vehicles, and secure pets. A quick reminder also goes out 24–48 hours before your shoot.
48–72 hours, delivered privately.
Standard turnaround is 48–72 hours from the shoot. Interactive walkthroughs, landing pages, and cinematic video can take a bit longer. Delivery is a private digital link with MLS-ready, web, branded, and unbranded files — available for 90 days.
Drone service is included where noted — never guaranteed.
Drone photography and video depend on weather, location, regulations, and airspace restrictions at the time of the shoot. If drone capture isn't possible, we'll let you know and adjust the deliverable or reschedule that portion — a TKM-initiated weather reschedule never counts against your complimentary reschedule.
A property-specific marketing license.
You receive a license to use the media for MLS, brokerage marketing, your listing website, social media, email, print, and applicable Airbnb/VRBO listings — through the active listing and 12 months after it closes for sales, or while you're actively authorized to manage/market the property for rentals. TKM retains copyright unless a separate written buyout is agreed to, and media can't be transferred to another agent, owner, builder, vendor, or business without our written permission. Portfolio use is permitted by default; opt out any time on the intake form.

What areas do you serve?
Fresno, Clovis, and the surrounding Central Valley. Locations outside the immediate area are welcome with a travel quote.
How does the 50% deposit work?
Submit your property details — once we confirm scope, we invoice a 50% deposit to reserve your appointment. The balance is invoiced after production and due before final high-resolution files are released.
Is drone photography guaranteed?
No. Drone service depends on weather, location, regulations, and airspace restrictions at the time of the shoot.
Can I reschedule?
Yes — reschedule at no charge with 48+ hours' notice (one complimentary reschedule included). See our policies for cancellation and no-show terms.
What happens if my property is larger than the package limit?
We'll confirm the correct scope before your shoot — oversize properties move to a custom quote rather than the standard package price.
Who owns the finished media?
TKM retains copyright; you receive a property-specific marketing license. See the Licensing section above for details.
Are revisions included?
One reasonable correction round is included, submitted within 7 days of delivery. New creative directions or reshoots are quoted separately.
Can you handle Airbnb and vacation-rental properties?
Yes — this is one of our core use cases, especially our Showcase and Launch packages.
